If you are looking for a place to relax and rejuvenate, or for a family and friends gathering, or business retreat; if you love nature and the waterfront, we may have the perfect place for you! Our house is sitting on one acre of beautifully landscaped property. There is plenty of room for parking, even for an RV, and for tents. The living room has two new pull-out beds with memory foam mattresses that can accommodate 4 adults.
This house has four bed rooms, one in-law suite with wheelchair access, one with a queen bed and two with twin beds that both have trundle beds. There are 3.5 bathrooms: a full bath upstairs, a full bath in the in-law suite, a full bath off the living room and a lavette off the living room. Living room has two new pull out beds, one is queen size and the other one is full size. This house could accommodate 12 people comfortably. Large dining table can be used for business meeting. Pets are welcome in this house. However, they are not allowed in beds. We also have a fenced dog run for your pet while you are sightseeing. We have two houses for rent. If you have a group that is larger than 12 people, you may want to consider renting our neighboring property as well - “Quiet lakefront house 4 beds and 3 baths," ID#4250507.
The house has central heat and air. High speed internet and parking is included. Utilities are also included.
All linens and towels are supplied. House has a gas grill and a large deck. Rental also includes a paddling boat, canoe, two bikes and fishing equipment. Please notice that we don't have a TV connection. You may stream movies and shows online on the smart TV in the living room.
This location is peaceful and beautiful all four seasons! You can canoe and fish on the lake; hike on the trails in the woods; relax on the deck; do your yoga or Tai chi on the lakefront lawn; set a bonfire in the evening while enjoying a glass of wine; or write that book of yours …If you enjoy nature, you will love this place. Watch swans, geese, eagle, etc right from the deck!

Welcome to our home!
Please, always feel free to ask any questions. Lifen’s phone 401-206-2931; Dan’s 401-261-3803. We tried to list things that may facilitate your stay.
1. We have unlimited high-speed wireless Internet for you. The ID for wireless Internet “NETGEAR86-5G_5GEXT” and password: “rockycartoon074”.
2. Please try to park on the left side of drive way as the right side belongs to our neighbors.
3. Very importantly, this is a quiet neighborhood. We like to see you having fun. However, keep your voice and music down if you are outside. No outdoor activity is allowed after 11pm. If you are inside, please close the windows to prevent noise projecting.
4. Please help yourself to Keurig coffee/tea, and to any food or fruit on the kitchen countertop, and in the refrigerator.
5. If you want to use the kitchen or grill, we do expect you to clean up after yourself. If you would like to eat at home but don't feel like cooking, you can buy very nice meals, cold and hot, from Dave's Marketplace.
6. This is a pet friendly house. There is a $10/pet/night lodging fee. Pets are not allowed in bed or on the couch. There are beds for pets. Please feel free to move them to anywhere your pet needs
7. We are not expecting you to bring friends to the house, unless there is an agreement made ahead.
8. If you have an RV or want to set up a tent for additional people. There is a $20/tent/night fee and $40/RV/night fee that you may pay us when you checked in, and $40/person fee after 2 people.
9. Please feel free to talk to us if you want to set a bonfire in the evening; You are expected to bring your own logs; though you are free to burn wood from the brush pile. This is a quiet neighborhood. Please not too loud. No bonfire after 11pm.
10. There is a nice hiking trail in the woods nearby. RI has multiple park trails within 15 min drive. Please ask us for directions and the bug spray.
11. For fishing, adults will need to buy a license at “Benny’s” unless you fish from the shoreline. You can ask Dan for fishing gear or tips. The nearest store to buy bait: Sandy Bottom Bait & Tackle – 97 Sandy Bottom Road, Coventry, 401-823-1540.
12. We have a grill, a canoe, a paddle boat and 3 bikes for you to use. Just remember that by the law any boat without proper lighting is not allowed in the water after sunset or before sunrise.
13. The black garbage container is for trash and green one, recycle. The garbage and recycling day is Friday morning.
14. No shoes and luggage on bed or couch.
15. No candles and smoking in the house.
16. You can find the first aid kit in the first floor bathroom. The iron board is in closet of Queen room.

Since we have had multiple requests concerning the hosting of group gatherings beyond the number of guests staying at the house, we have developed a standard response that we hope covers the majority of our concerns for your needs.
1) We have decided not to charge extra for gatherings that include guests beyond those staying at the house; but, we do not allow you to host a gathering that would include more than 50 PEOPLE. The property is only one acre and partially wooded.
2) While the house is at the end of the dead end road, it is in a residential neighborhood and sound travels clearly across the lake. For this reason, any events would need to end by 10:00 pm and no REALLY LOUD activity is allowed at any time.
3) Parking is a concern. The driveway holds 4-6 cars depending on your valet skills. Beyond this, the house is on a very narrow street that does not lend itself well to street parking and there is no lawn parking allowed. So, larger gatherings would require that you determine a way to SHUTTLE people to and from the parking begins one half mile up the road.

4) The house has a limited septic system that requires vertical pumping and would require that you rent the necessary outdoor PORTABLE TOILETS for your event.
5) You may need to prepare for inclement weather. The house cannot accommodate a large group; so, be prepared in case you need to rent a TENT to protect you from the sun or rain.
6) You will need to find a CATERER. The kitchen is not big enough to cook for a large gathering. Your CLEANING after party is expected.
7) We also want to remind you that if you need more space for overnight guests, we have another property for renting just down the street.
Hope these guidelines help you to evaluate whether or not the property meets your needs. We are available to answer specific questions through the host site. Once you book and are given our contact information, we would suggest that you contact us to make an appointment at the house if you have an further concerns. If you find the house doesn't meet your needs, we will gladly authorize a full refund on our cancelled 30+ days from the booking date. Please check to see if there may be a booking cancellation fee charged by the website provider.
